Macon County, IL Farmland Auction 60.23 +/- Mt. Zion TWP First Illinois Ag Group is offering 60.23 +/- Tax Acres to the public via an online auction. Interested bidders will be directed to our website to register and bid on this outstanding parcel of farmland in Macon County. Bidding will be hosted on the HiBid Platform. This is not a live event, but the Auctioneer and Staff will be in contact with interested parties leading up to the scheduled end of the sale. Locally known as the Neubauer Farm, the FSA calls this acreage 100% tillable (61.0 FSA tillable acres) with a soil productivity index rating of 138.2. Primary soils found on the property include: Drummer-Milford and Flanagan. The tract is accessible via Sefton Rd., which runs along the southern property line. Procedure This property is being offered as a single tract. Bidding will be on a per acre basis with the winning bid multiplied by the real estate tax acres (60.23) to determine the contracted price. This is not an absolute auction, seller confirmation is required prior to entering into a purchase agreement. Down Payment & Closing Ten percent (10%) down payment will be required with executed contract to purchase with the balance due at closing. Closing to be scheduled within thirty (30) days of contract date. Title Policy/Minerals The buyer (s) will be provided a title policy in the amount of the purchase price. The owner’s remaining interest, if any, of any coal and mineral rights will be conveyed with the land. Possession Possession will be granted at closing of this transaction. Lease and Crop Expenses This property is selling with open tenancy for the 2021 crop year. Steve Sefton has operated this tract and would appreciate the opportunity to continue his tenure should the new buyer need a tenant. Buyer will be responsible for reimbursements related to the 2021 crop year. Anhydrous and dry fertilizer were applied last fall for the 2021 crop year. Reimbursements are as follows: Anhydrous W/ NServe: $3,452.80 Application: $ 693.00 Dry Fertilizer: $5,943.46 Anhydrous was applied at a rate of 165# per acre (136-0-0).
