Possession on Surface Rights: will be given subject to the existing year to year lease with 1/3 of the crop share going to the new owner with the normal 1/3 share of fertilizer and seed expense. AUCTIONEERS NOTE: This is hunting season so please be respectfully when viewing the property, as all of these tracts are very good hunting for whitetail deer, quail and pheasant. Tract 1 does not have a gate from county road and no county road on the west. Hunting blinds, feeders, or any others personal property located on any of the tracts do not sell. Internet Bidding: will be available by logging on to www.lippardauctions.com to register. Neither the Auction Company nor the Sellers are responsible in the event of loss of signal by either side. Terms on Surface Rights: 10% of the total purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of marketable title. Terms on Mineral Rights: 10% of the total purchase price will be placed in escrow the day of the auction with the balance being due at closing. Seller believes they own all of the mineral rights, but the Buyer will have 30 days to do their due diligence. Title will transfer by a Mineral Quit Claim Deed. No abstract will be provided.
