Beatrice Hoffman Family: Multi-parcel Online & Live Auction of 228.84 Acres +/- in Bloom Township, Nobles County MN on Wednesday, December 2nd, 2020. (In case of inclement weather/blizzard, the alternative date will be 12/4/2020 at the same time) Multi-parcel Live & Online Land Auction offered on HiBid in 4 Lots. Sale Location: Wilmont VFW Hall, 402 4th Ave, Wilmont MN.
The property is being sold subject to advertised sale terms and any announcements made at the auction plus the following TERMS below: ONLINE INTERNET TERMS: Those wishing to participate online as potential interested parties/bidders shall register at least 24 hours prior to the auction and complete the online registration at www.danpikeauction.hibid.com in order to bid online. All online registration requirements MUST be completed 24 hours prior to the day of the auction. Buyer acknowledges that the auction company is not liable for any technology or internet disruptions and buyers/bidders agree hold the auction company harmless should there be any such disruptions. It is the buyer's responsibility to listen carefully to the audio portion of the broad cast when placing their bid as the video portion may lag slightly behind the actual bidding. All recognized bids are the discretion of the auctioneer. Bidder's are liable for their bids placed during the auction until the auctioneer declares the auction closed. The auction will be audio & video recorded and those recordings will serve as a record for the auction and may be used should anything arise later. REAL ESTATE AUCTION SALE TERMS: The property will be offered in 3 tracts & in combination through our multi-parcel board bidding system. If the farm is sold in separate tracts to separate buyers the Seller's will provide a survey of the separate tracts and the actual number of deeded acres sold will be adjusted at closing to the surveyed number of acres in those tracts. The Buyer or Buyers shall enter into a purchase agreement and make a 20% Non-Refundable down-payment the day of the auction. The closing shall be held on January 15, 2021 with the balance being due and payable in full at closing. Farm is being sold subject to a cropland lease for 2020 with the Sellers retaining the 2020 lease & CRP payments. The Buyer or Buyers will be assigned the future annual Energy Rent/Wind Rights & Turbine Rent/Wind Turbine Payment income as assigned to the prospective tracts. The Sellers will be retaining all of the Construction Payment for the wind turbine that is located on the South Half of the Northeast Quarter. The sale will NOT be contingent upon any buyer financing. The buyer is responsible for all real estate taxes that are due and payable in 2021 and thereafter. Property is being sold "AS IS", Property is being sold subject to any easements including road, drainage, utility or other easements of record or pending.
