No liability for its accuracy, error or omission is assumed by the Auction Company. Title: Seller will convey title by General Warranty Deed free and clear of all liens. Registration: Bids will be accepted only from registered bidders. On-site registration begins at 11:30 AM day of sale. A valid form of identification (i.e. driver’s license) will be required to register. Deadline for online registration is 5PM EST on the day prior to the auction. Online Bidding: If you can not attend the auction or won't be available to bid by phone, online absentee bidding is available. The deadline for placing online absentee bids is 6PM EST on the day prior to the auction. (Here is an example showing how absentee bidding works: Bidder 1 places an absentee bid of $50,000. Bidder 2 places an absentee bid of $100,000. Bidder 2 is now the high bidder at $51,000. Bidder 3 places an absentee bid of $80,000. Bidder 2 becomes the high bidder at $80,000. Absentee bidding closes. At the live auction, bidding begins at the current bid of $80,000 and Bidder 2 will remain high bidder until bids exceeds Bidder 2's absentee bid of $100,000.) Announcements: Announcements made on day of sale take precedence over all prior communications, both verbal and written, concerning the sale of the Property. Approval: High bid subject to approval by Seller. Buyer’s Premium: A 5% buyer's premium will be added to the high bid to determine the final sales price. Deposit: Deposit equal to 10% of final contract price (bid price plus buyer's premium) due day of sale by cash or good check. Online bidders may overnight payment or wire transfer funds within 2 business days. Closing: Balance of Purchase Price shall be due at closing on or about 30 days after the sale.
