Online Only Land Auction. 70 +/- Acres, Blaine Township, Smith County Kansas, East 1150 feet of the SE Quarter of Section 8, Township 3S, Range 12W
Immediately following the online auction, the successful buyer will enter a written purchase agreement. Ten percent (10%) down payment the day of signing purchase agreement. The balance will be due at closing on or before April 30, 2019. Buyer will be granted full possession of 45.93  +/-  acres of grassland at the time of closing. Due to an existing lease, Buyer will receive full possession of 23.99 +/- acres of cropland following the last day of harvesting the 2019 wheat crop, or August 1, 2019, whichever day comes first.   Buyer will receive all 2019 the cash rent proceeds from 28.45 +/- acres of cropland currently leased at $50 per acre.Buyer has the option to cash rent 4.46 +/- cropland acres that are not included in the land sale at $50 per acre from the seller for years 2020 and beyond.  Seller will provide marketable title to the buyer evidenced by a policy of title insurance. Cost of title insurance and transaction closing costs will be divided equally between seller and buyer. Escrow and closing agent will be Collier Abstract & Title Co.. Seller shall pay 2018 and all prior year real estate taxes. Taxes for 2019 and beyond paid by Buyer. Property will not be sold subject to financing. Financial arrangements must be made prior to bidding online. Property sells subject to Owner Confirmation.
