Pridham's Auction House Inc. Terms and Conditions of Sale: The term “Auctioneer” means Pridham's Auction House Inc. The home and property will be sold as is; these sales are final. Please take advantage of Pridham's private viewings to inspect the property, as many times as you need. There will also be an OPEN HOUSE - October 7th, 14th & 21st. OR call today for a private visit. Unless exempted by law, the buyer must pay taxes on the buyer's premium only. Potential buyers must provide certified cheques in the amount of $100 000 CA for PARCEL 1 and $50 000 CA for PARCEL 2 payable to Pridham's Auction House Inc., to be held in escrow, no later than auction day, Tuesday, October 23rd at 2:00 P.M. and sign Pridham's Pre-Auction Agreements to be allowed to bid (provided by Pridham's, signed in person). The Auctioneer has the right to advance the bidding at his absolute discretion. The highest bidder accepted by the Auctioneer shall be the buyer and his/her $100 000 CA and/or $50 000 CA deposits will be retained by the Auctioneer. The Auctioneer's decision in all cases shall be final. Bidders who do not buy the home and / or properties, will have their cheques returned immediately after the auction. Pridham's does not pay interest on the non-buyers' cheques. When the Auctioneer says “sold” it is a contractual agreement between the Auctioneer and the buyer. The buyer failing to close the transaction with the sellers for any reason whatsoever, within 30 days (November 23rd) or less - sale is final and as is - will not have their deposit returned. Guests of Pridham's previews and auctions assume all risks of damage or loss to person and property and release the Auctioneer and sellers from all liabilities. The Auctioneer is not liable for any damage of the premises where the sales are being held. On auction day, only bidders can participate / view the auction. Registration: all bidders are required to give full name, address, telephone number (s) and postal code. Information is used pursuant to the “Personal Information Protection and Electronic Documents Act”. This information may be used by Pridham's only to contact you if necessary.

Payment Terms
Once a successful buyer is declared by the Auctioneer, the sale is final and the certified cheque is held by Pridham's Auction House Inc., in escrow, and applied toward the purchase. The successful buyer has 30 days to close the purchase, to pay the balance in full to the Seller and Pridham's Auction House Inc. A buyer's contract is signed by all parties upon a successful sale.
