This facility has been operating under the trade name of D&J Warehousing. Estimated year of construction is 1996
Terms: $10,000.00 non refundable earnest money in the form of certified check, cash or wire transfer within 24 hours of the close of auction, with the balance of purchase price due at closing. Purchaser shall be responsible for all wire transfer fees. Closing will be within 45 days. There will be a buyers fee of 10% added to the bid price to arrive at the final purchase price. Example: Bid price $50,000. plus $5,000. (10% buyers fee) equals purchase price of $55,000. This online auction is a cash sale not contingent on or subject financing, appraisal, survey or inspections of any kind. This property is being offered AS IS without warranty or guarantee by the auctioneer or seller. This offering is to settle the Estate of Jerome Gable and conveyance shall be via Personal Represenative Deed. End time of Auction: LaCount Auctions LLC Online only auctions are timed events and all bidding will close at specificed time, or at an extended closing time determined at the descresion of LaCount Auctions LLC for good cause. Online Only Auctions also have an auto extended feature. Any bid placed in the final 10 minutes of an auction, will automatically extend the end time by an additional 10 minutes from the time bid was placed. Example: if an auction scheduled to close at 5:00 receives a bid at 4:59, the close time will automatically extend 10 minutes to 5:09. The auto extend feature remains in effect until no further bids are received within a 10 minute time frame. Auction company employees and or auction company may bid on auction items. Acceptance of bid prices: Successful bidder(s) will be required to enter into a purchase agreement immeditely following the close of the auction. LaCount Auctions LLC or associated Real Estate Broker will e-mail documents to be executed and the successful bidder(s) shall fax or e-mail back to LaCount Auctions LLC or associated Real Estate Broker within 24 hours of end of the auction. Successful bidders not executing and returning contracts with earnest mony deposit within 24 hours will be considered in default. Bidder(s) will also sign an agency disclosure. all buyers waive the right for an inspection post sale. Any and all inspections that a buyer may want must be done at buyers expense prior to auction close. Evidence of Title: Seller shall provide an owners title insurance policy in the amount of the purchase price . Deed: Seller shall provide a warranty Deed or Deed by Personal Represenative Possession: Possession at time of closing, NO Exceptions Real Estate Taxes: All taxes will be prorated to day of closing using previous years net tax amount. Easements: Subject to any and all easements of record. Zoning: This property is subject to all state and local zoning ordinances, restrictive covenants and special assessments if any. Rents: shall be prorated to date of closing. Acerage: Parcel dimensions and acreages are based on legal descriptions. Bidder Verification: The identity of all bidders will be verfied, bidding rights are provisional, and if complete verification is not possible, LaCount Auctions LLC will reject the registration, and bidding activity will be terminated. The seller and selling agents reserve the right to preclude any person from bidding if there is any question to the persons credentials, fitness, etc. Bidders agree to keep their username and password confidential as they are responsible for ANY and ALL activity involving their account.
