Description
We have been commissioned by Newcastle LP and related entitites to offer multiple tracts of real estate at a public internet auction that will begin to close at 2pm on Monday, January 15, 2018. The auction lots consists of both residential and commercial properties that our clients wish to liquidate. This will be an internet only auction.
All real estate is to be sold "as is" in its current condition, together with any and all faults. Seller reserves all mineral interests. The Seller only warrants that they will deliver an insurable title on the date of closing, which shall not exceed thirty (30) days from the auction date. Buyer may choose a title company or closing attorney of the buyer's choice, however closing must occur within 30 days of the auction date. The Sellers reserve the right to reject any and all bids, however our Clients say they are motivated to sell and we expect that they will accept all reasonable bids. The Sellers will notify the Auctioneer within two hours of the closing of the auction, as to whether to accept each individual high bid or not. Once we receive a "green light" to sell, we will immediately invoice the high bidder and the high bidder must deliver at least a $2,000 deposit in the form of certified funds on each winning lot, to Lawler Auction Company by Noon on Tuesday, January 16, 2018. In the event that the deposit is not received, the Auctioneer will have the option of selling the lot to the second highest bidder and then the high bidder will not be able to participate in future auctions. Buyer pays all closing costs to the title company or closing attorney of the Buyer's choice. Property taxes will be pro-rated for the year 2018. There is no buyer's premium for this particular auction, as the seller is paying all commissions due to the Auctioneer.

Payment Terms
A deposit in the amount of $2,000 for each winning and confirmed accepted bid is due by Tuesday, Jan. 16, 2018 in the form of certified funds, cash, or cashier's check, and must be presented to Lawler Auction Company, 7781 Highway 1 North, Shreveport, Louisiana 71107. The balance is due at closing, not to exceed 30 days from auction date.
