REAL ESTATE TERMS:  No buyer’s fee.  Parcels 1, 2, 3 and 5  $35,000 down per parcel; Parcels 4 and 6  $10,000 down per parcel (personal checks accepted).  Successful bidders will be required to sign a Wisconsin Offer to Purchase Contract with no contingencies on December 5, 2017.  The balance cash at closing on or before January 19, 2018 at which time seller will provide a clear and marketable title by warranty deed.  Seller will pay title insurance.  Possession is date of closing.  Earnest money is non-refundable if buyer fails to close.  Buyer accepts the property “as is where is” with no warranties or guarantees whatsoever.  Potential buyers are asked to make their own inspection of the property and have their financing in order prior to the auction.  Parcels are being sold subject to all easements of record and all zoning ordinances.  Acreages are per tax roll/survey.  Tillable acres per FSA.  Items not included:  Standing crops, Grain bins and Dryer, LP tanks, office equipment and all shop, feeding & dairy equipment.    Barry J.
