This will be a simulcast auction, allowing online bidding before the actual auction, with the final bidding occuring on Monday, October 23, 2017 at 10:00 AM, at the Johnston County Courthouse, Smithfield, NC. The courthouse is located on the corner of Market Street and Second Street, downtown Smithfield, NC. The auction will be held on the steps at the Market Street entrance of the Courthouse. You may attend the auction and bid live, or you may bid simultaneously on the Internet at 10:00 AM on October 23. The Johnston County Sheriff's Department is selling a +/- 3.2 acre residential lot. The property was seized by the Johnston County Sheriff's Department for the NC Department of Revenue under a warrant for unpaid taxes. This property is legally described as Lot 24, Madison Hall Subdivision, as described in Plat Book 52, Page 440. Deed recorded in the Johnston County Registry in Book 3487, Page 1. Wester Auction & Realty, inc. is acting as a marketing consultant for the NC Department of Revenue. We will be working in conjuncture with the Johnston County Sheriff's Department to promote, market, and conduct the bidding at the courthouse steps. Wester Auction & Realty, Inc. IS NOT working as a listing broker or buyer's agent.

PROPERTY CONDITION: The property is being sold subject to the "NOTICE OF SALE" issued by the Johnston County Sheriff's Department. (A COPY IS ATTACHED) The NC Department of Revenue has authorized Wester Auction & Realty, Inc. to hire an attorney to do a title search for the property, to attempt to uncover any discrepancies or problems with the property. This attorney's title opinion will be posted to the site, as soon as completed by the attorney. EARNEST MONEY DEPOSIT: The high bidder will be required to post a refundable 10% Earnest Money Deposit immediately after the bidding concludes, payable to the JOhnston County Sheriff's Department. Online bidders will be required to provide a credit card when registering. The successful online bidder must make the 10% Earnest Money Deposit with the credit card given at time of registration (A 3% precessing fee will apply).
