THE CONDITIONS OF SALE FOR REAL ESTATE The property of Haviland Trust is now being offered for sale under and subject to the following Real Estate Terms conditions and stipulations: Property sold "AS IS, WHERE IS" no financing, inspection or other contingencies to sale. Buyers must conduct their own due diligence and investigation of each property and must also investigate the suitability of each parcel prior to making a bid and purchase at the auction. Buyers must rely solely upon their own investigation and not any information provided by the Seller or Auctioneer. Failure of buyer to be fully informed on the condition of a property will not constitute grounds for any claim adjustment or right to cancel sale. SAID property to be sold is 7762 Patterson Avenue, Dyer, In 46311, Lake County, containing 18,000 SQ FT .413 acres (90x200) more or less with all buildings and improvements and known as Tax Parcel No. 45-11-20-103-009.000-036. The highest and best bidder shall be the Buyer or Buyer's. However, this sale is subject to immediate confirmation and the Seller reserves the right to reject any or all bids up to and until the property has actually been knocked down to a Buyer by the Auctioneer. Should any dispute arise between two or more bidders, the property may, at the option of the Seller, be put up for sale again. BUYER'S PREMIUM & DEPOSIT REQUIREMENTS: A thousand dollar flat ($4,500) Buyer's Premium will be added to the bid price to obtain the final sale price. BUYER or BUYER'S shall pay down immediately after knockdown to Choice Auctions a Non Refundable Deposit of one thousand five hundred dollars ($1,500.00) in the form of cash, credit card, certified funds, a bank letter of guarantee to accompany a personal or business check, or acceptable check. Said deposit to be held in the Escrow Account of Choice Auctions to conform with Indiana Real Estate License Law. Parties to sign a Real Estate Purchase Agreement defining these conditions within 24 hours of close of Auction.
