213-215 Madison Ave. Anderson, IN TERMS: 5% buyers premium, the Property sells with $3,500.00 (Three Thousand Five Hundred dollars) due from Buyer to Seller upon acceptance of his/her bid at this auction. This deposit is non-refundable. The closing on this Property shall occur within 35 days of the auction. The balance of the purchase price is due via wire transfer to the Title Company on the date of the closing. Upon closing, Seller has agreed to furnish to the Buyer, at Seller’s expense, a policy of title insurance and a (Warranty Deed, Trust Deed or Personal Representative Deed) free and clear of any encumbrances, other than easements and other restrictions of record. The sale of the real estate is subject to a purchase agreement satisfactory to Seller and Seller’s agent. Seller shall pay all real estate property taxes due in 2017, payable (Installment A) May 2017, and the buyer shall pay all such taxes payable thereafter. The property sells in as is, as found condition with all faults. Prospective Purchasers have the right to inspect the Property prior to the auction, at an open inspection, by setting a time for a private inspection, or the day of the auction.
