Description
The Real Estate in this Auction is a liquidation of Assets for the Bankruptcy Court. All Properties will be sold On Line Auction to the Highest Bidder. A 5% Buyer Premium will be added to the successful Bid. All Properties are sold As Is, Where Is. There is a 2 minute soft close in effect. Additional information will be posted prior to the Auction.
All property open for public inspection and it is the sole responsibility of the bidder to determine condition prior to bidding. Purchaser/Bidder assumes responsibility for items at the time of purchase. Wehn the Auctioneer sells the item to you, title/ownership passes and you have entered into a contract to buy said property at your accepted bid price. Auction Associates and the Seller assume no responsibility for items after this point. Payment of $1,000.00 Security Dedosit must be made within one hour of the final auction item of the sale. Balance in full at Closing. Possession at Closing. Real Estate Taxes will be Pro-Rated to Closing Date based on last Tax Statement. All items must be paid for based on the auction terms as posted or announced at the Auction. Returned Checks or non- depositable funds paymnet not honored for any reason will be turned over to the appropriate government aucthorities for prosecution and collection and a report shall be made to the proper credit bureau. The buyer agrees to pay all reasonable attorney fees and costs incurred by the auctioneer in the collection of funds. The purchaser further agrees to pay for any other costs or losses incurred by their failure to adhere to these terms and conditions of this auction and this sale. In the case of a tie bid, the auctioneer may re-open the sale, at the auctioneers disgression, between the two tie bidders. The Aucitoneer has the sole discretion to advance the bidding and may reject a nominal advance, should it, in his estimation, prove injurious to the sale. It is not the intention of the auctioneer to overlook or miss any bid, but he will not be held responsible for any said action. When the auctioneer says "sold", no further advances will be considered. A bidder with any disppute, not resolved between the auctioneer and bidder at the auction, that results in litigation by either party, must be filed and heard in Madison County, State of IL., regardless of the auction location. You must have a bidding numver to participate in the auction. When you make a purchase, please show you bid card to the clerk for accurate recording. A bid by any person shall be conclusive proof that the person agrees to the terms and conditions fo the sale and has agreed to be bound by them. All announcementes sale day take precedence over all prior printed material.

Within 1 hour of auction close, you must pay 10% of the final bid amount in order to secure your winning spot. If you are unable to do so, the properties will go to the next highest bidder. Must provide proof of funds. Closing to occur within 30 days of the auction end date 6/24/2017.
